Why Strata Insurance Solutions?
We Specialise in Strata Insurance
Strata insurance is our core business.
Since 2011, we have worked with body corporate committees, owners corporations and strata schemes across Australia on residential and commercial properties.
Our role is to understand the property, approach appropriate insurers available to us and clearly explain the options.
A Clearer Way to Review Your Insurance
A committee should understand more than the renewal premium.
We help clients consider the cover, excesses, sums insured, policy conditions, exclusions and insurer requirements before deciding how to proceed.
What Is Strata Insurance?
Strata insurance is insurance arranged for a strata, body corporate or owners corporation property.
It generally protects the building and common property against insured events and may include other covers such as legal liability, office bearers liability, fidelity cover and voluntary workers cover.
The exact insurance requirements vary between states and territories, and the cover available depends on the insurer, policy wording, limits, conditions and exclusions.
Strata insurance is separate from the personal contents insurance a lot owner may need for belongings and other property that is not insured under the strata policy.

Make a claimBenefits of Strata Insurance
The cover available under a strata insurance policy varies between insurers. Depending on the policy, common benefits may include:
Building & Common Property
Cover may apply to the insured building and common property following events such as fire, storm, impact and certain other insured damage.
Legal Liability
Cover may respond where the insured owners corporation or body corporate becomes legally liable for personal injury or property damage.
Temporary Accommodation & Loss of Rent
Depending on the policy and circumstances, cover may be available when insured damage makes part of the property uninhabitable.
Office Bearers Liability
Cover may be available for certain claims arising from acts or decisions made by committee members while carrying out their duties.
Fidelity Cover
Fidelity cover may respond to certain losses involving fraudulent or dishonest misappropriation of strata funds.
Voluntary Workers
Some strata policies provide personal accident benefits for eligible voluntary workers carrying out work on behalf of the scheme.
Machinery Breakdown
Depending on the policy, cover may be available for breakdown of insured machinery such as lifts, pumps, motors and gates.
Catastrophe Cover
Some policies provide additional cover for increased rebuilding costs following a declared catastrophe or major event.
Cover varies between insurers and policies. Limits, exclusions, conditions and excesses apply. Refer to the relevant Product Disclosure Statement and policy wording when considering cover.
Compare More Than the Premium
A lower premium does not automatically mean better cover.
When we review strata insurance options, these are some of the areas that need to be considered.
| What to Compare | What to Check |
|---|---|
| Premium | Total cost of the insurance arrangement |
| Building Sum Insured | Whether the declared value reflects the scheme's insurance requirements |
| Standard Excess | What the scheme may need to contribute when making a claim |
| Special Excesses | Additional excesses that may apply to water damage, defects or other risks |
| Policy Limits & Sublimits | Maximum amounts payable under individual sections |
| Exclusions & Conditions | Situations where cover may be restricted or unavailable |
| Office Bearers & Fidelity | Limits and conditions applying to these sections |
| Catastrophe Cover | Whether additional rebuilding protection is included or optional |
| Insurer Requirements | Any conditions imposed because of the building or its risk profile |
| Claims Support | What assistance is available if something happens |
We present the available terms clearly so the committee can make an informed decision.

If your renewal is approaching, it is worth reviewing the policy before simply rolling it over.
We can review the current arrangement, update the underwriting information and approach appropriate strata insurers available to us.

Strata Insurance FAQs
What is strata insurance?
Strata insurance is insurance arranged for a strata scheme, body corporate or owners corporation. It generally covers the building and common property and may include additional sections such as legal liability, fidelity and office bearers liability. The exact cover depends on the policy.
What does strata insurance cover?
Depending on the insurer and policy, strata insurance may cover the insured building and common property, legal liability, temporary accommodation or loss of rent, office bearers liability, fidelity, voluntary workers, machinery breakdown and catastrophe-related benefits. Limits, excesses, exclusions and conditions apply.
Is strata insurance compulsory?
Strata and community title schemes are generally required to maintain certain insurance under the legislation that applies in their state or territory. The exact requirements differ between jurisdictions, so the scheme should check the legislation and professional advice relevant to its location.
Does strata insurance cover my personal contents?
Generally, no. Personal belongings such as furniture, electronics and other contents owned by an individual lot owner are usually outside the strata policy. Lot owners may need their own contents or landlord insurance depending on their circumstances.
What is body corporate insurance?
Body corporate insurance is the term commonly used for insurance arranged by a body corporate for the building, common property and other insurable interests it is responsible for. The terminology and legal requirements vary by state.
What is owners corporation insurance?
Owners corporation insurance is insurance arranged by an owners corporation for the property and liabilities it is legally required or chooses to insure. The requirements depend on the relevant state legislation and policy.
How do I compare strata insurance quotes?
Compare more than the total premium. Review the building sum insured, excesses, limits, exclusions, policy conditions, additional benefits and any insurer requirements that apply to the property.
What do I need for a strata insurance quote?
The most useful documents are your current policy schedule, renewal terms, current building valuation, claims history and information about the building. If there are known defects, cladding issues or major works, insurers may require additional information.
Does strata insurance cover water damage?
It can, but the cause of the damage matters. A policy may respond to certain sudden or insured water-damage events while excluding maintenance, wear and tear, defects or other causes. The policy wording and circumstances of the claim need to be reviewed.
Are building defects covered by strata insurance?
Strata insurance is generally not intended to pay for the cost of correcting defective design, materials or workmanship itself. Whether resulting damage is covered depends on the cause, policy wording, exclusions and circumstances.
Can we change who arranges our strata insurance?
A body corporate or owners corporation can generally review its insurance arrangements and appoint an adviser subject to its own governance requirements, existing appointments and instructions. If your renewal is approaching, contact us early enough to review the available information and options.
How early should we review our renewal?
Start before the current policy expires, particularly where the property has claims, defects, cladding, unusual construction or other underwriting issues. The more time available, the easier it is to obtain and clarify insurer requirements.
