Most strata insurers will charge you the same premium fees as they do us. However they also provide a commission to us, for introducing you as a client. Commissions embedded into premiums increase the cost of stamp duty and government levies.

6 to 8 weeks prior to the policy renewal date, we let you know your policy is falling due. It is important during this timeframe, to ensure you will receive the best value and coverage for your strata property, which is why we contact a minimum of three insurers for you to consider.
To ensure you are not under-insuring, typically a 3% to 6% increase will be applied to your building sum insured, to allow for CPI/inflation. We also offer you the opportunity to reduce your sum insured back to your previous policy levels.

Strata Insurance Solutions have provided us with a completely professional insurance brokerage service geared to the unique needs of a body corporate.This is the second year that we have used them after changing from a more generalist insurance broker who were keen and helpful but not really well versed in the very different world of strata insurance. One of the reasons why we changed to Strata Insurance Solutions is because they are one of the very few strata insurance brokers, possibly the only one in Queensland, who are very open about how much their services cost and who is actually paying them for their services. With SIS, the body corporate customer only pays them a fee for the specialist services they provide. There are no middle men involved. No hidden commissions from the insurance company to the broker built into an inflated premium, no kick back to a body corporate manager for getting the business, no other hidden third party involved in the transaction. It's not only more open and honest, it's also a lot cheaper.Arranging our insurance this year was complicated by some carry over issues as we came out of the statutory builder's defect period and SIS had to work a bit harder to get them resolved satisfactorily. I received great assistance from Sue at Strata Insurance Solutions with my recent claim regarding a leaking pipe behind the kitchen sink cupboard which resulted in water damaged cupboards and required a partial kitchen renovation. Tyrone did a fantastic job to assist me with both the initial processing of our insurance claim for storm damage, but also in providing advice and working through the claim with the insurer, who offered an inadequate amount as compensation for damage to floor tiles that could not be replaced. He made submission to the insurer's review committee and when this failed, he assisted with our submission of a final letter of demand prior to referring the matter to AFCA (Australian Financial Complaints Authority) which resulted in a reasonable settlement.
